Site plans approved for two growing restaurant chains

Collierville will soon be home to Shelby County’s fifth Chipotle Mexican Grill after the town approved a plan for the restaurant at 1088 W. Poplar Ave.
The Board of Mayor and Aldermen unanimously approved the preliminary site plan for a 2,300-square-foot Chipotle and 1,400-square-foot Jersey Mike’s Subs restaurant on Monday night.
The town’s Design Review Commission discussed the site plan last December and the Planning Commission approved a final subdivision plat near the northeast corner of Poplar View Parkway and W. Poplar Ave. Chipotle will occupy 2,325 square feet.
Jersey Mike’s Subs will be located within the same structure.
Both restaurants will share 40 parking spaces.
Jay Cravens, the town’s development director, said that Chipotle is the 11th fastest growing restaurant chain in the U.S. Jersey Mike’s is the 31st fastest growing chain.
A traffic impact study was conducted to coincide with the 2023 opening of Whataburger at W. Poplar Ave. and Market Blvd, which was slated to be a block east of the Chipotle site. However, the site plan request for Whataburger was recently withdrawn.
The town is considering retiming the traffic signal at Polar and Market.
Chipotle and Jersey Mike’s will be located on 1.058 acres at the northwest corner of Fitness Center Drive and W. Poplar Ave. Sixty five seats will be available inside the restaurants and 31 seats will be available outside.
Chipotle currently has three Memphis locations and one location in Cordova. Southaven also has a location. If the town’s Design Review Commission approves the site plan the matter will then go before the Board of Mayor and Aldermen.
Cravens noted that the project developers are still working on entrance plans for the restaurants and that there was a request for the businesses to connect with the nearby Firestone parking area.
There will be two entrances for traffic to enter the facilities.
