A “complex” mixed use development northwest of Carriage Crossing has been given the nod to move forward.
Earlier this month, the town’s Planning Commission approved a resolution to allow The Parke at Houston Levee.
The applicant, Township Development Services’ Kevin Vaughan, requested approval of the new mixed use planned development on 150.89 acres on the west side of Houston Levee Road, north of Highway 385.
The resolution included around 100 conditions from town staff.
“Some of these are valid,” Vaughan noted on Jan. 6, “some are redundant. I believe that we have addressed the substantive issues.”
Last May, the Board of Mayor and Aldermen approved an ordinance to rezone approximately 198 acres to allow the development of the development.
The developer held a neighborhood meeting in January 2018 for the property. However, the conceptual lot layout has changed since the neighborhood meeting was held.
The development could include 114 single family detached units and around 294 dwelling units, including condominiums.
The development plans also include nearly 40 acres for retail commercial with fuel pumps and supermarkets and more than 7 acres for medical and business offices. Townhouses, senior houses and retail are also included in the plan.
The commissioners voted 8-1 to approve the project, with Cheri Kilmurray voting against the plan due to density issues.
